Here ARE THE 3 MAIN OPTIONS FOR SELLING YOUR HOME AND THEIR INDIVIDUAL “PROS” & “CONS”

 

Option 1: Using a Real Estate Agent (Realtor)

This is the traditional and most common way to sell your home. This is the preferred option when you are in no rush to sell your home and don’t mind absorbing some extra costs.

Pros:

  • The real estate agent will help value your home, schedule showings and handle all the paperwork.

Cons:

  • This option tends to be very expensive. The typical agent commissions are 6% of the purchase price. Ex. $150,00 sale price = $9,000 in fees & commissions!
  • It’s a very slow process. Most listed homes take 3-12 months to sell! The average being about 6 months.
  • It can be a huge hassle! You will be going back and forth with your agent for months scheduling showings and discussing negotiations.
  • There will be extra costs. You will be responsible for all the costs of the home while you’re trying to sell it. These are known as “carrying costs”, such as maintenance, utilities, mortgage payments and insurance. They add up!

 

Option 2: Sell it Yourself/ “For Sale by Owner”

This is for people who have plenty of time to sell their home and don’t mind taking care of EVERYTHING themselves.

Pros:

  • You won’t have to pay agent fees or commissions, aside from a “one time” listing fee on the MLS through a real estate agent. (Typically $500)
  • You have control and responsibility for everything! From showing the home to the negotiations and all the paper work.

 Cons:

  • Time. It’s going to take a lot of your personal time to: find the value of your home (this can be very tricky!), prepare, list and show your home. Also, be prepared for the negotiations.
  • Again, time. A “For Sale by Owner” typically takes 6-12 months to sell their home.
  • A lot of costs. In addition to any listing fees, you will be responsible for the carrying costs, such as: maintenance, utilities, repairs, taxes etc.

 

 

Option 3: Sell your home to a Real Estate Investor

This option is best for those who want or need to sell their home fast! This is also the easiest and simplest way to sell!

  • Very low cost. There are no fees or commissions when you sell to an investor.
  • No closing costs! The investor will pay the closing costs, keeping more money in your pocket!

  • There’s only one. Investors only buy properties at a discount. This discount is necessary for the risk the investor takes on when buying a home or property “As Is”. They absorb all the carrying costs, maintenance, repairs and anything else that may arise.
